We’ve helped countless tenants to move over the years and we know moving comes with plenty of responsbilities. As you get ready for your move, read through the below information.

Move-in checklist

Thank you for choosing to rent with get MULTIfamily Property Management. We know there are tons of rental options in the Phoenix area, so we are glad you chose us!

Prior to move-in

Now that your applications is approved, prior to move-in, complete the below steps:

  • Sign your lease
  • Turn utilities on you are responsible for in your name. Please check your lease to see which utilities to setup in your own name.
  • Login to the Tenant Portal
  • “Login to the Tenant Portal” to read “Make sure you can login to your Tenant Portal”.
  • Pay your total move in costs, including rent, deposits and move in fees.

After the above steps are completed, you may request your keys from the property manager on or after the move-in date on your lease. We do not allow access to the property prior to the move-in date on your lease.

After move-in

Complete the move-in condition report and note any issues. This must be completed, signed and submitted through your Tenant Portal within 5 days after you move in. Any damages found not noted on the move-in condition report after 5 days after move in are the tenant’s responsibility.

Move-out checklist

Notice

A minimum 30-day notice is required before move-out. This can be done by filling out the Notice to Vacate Form.

If you are moving out prior to the ending date of your lease, you may owe a lease-breaking fee. If there is no lease breaking fee in your lease, then the balance of your lease is due until the property is leased to another tenant.

Cleaning

The rental home must be free of all trash and debris and in clean condition. Generally, make sure the home is clean and in the same condition as when you moved in.

If you paid a cleaning fee before move-in, you do not have to perform any cleaning beyond removing all your belongings, trash, and debris.

If you did not pay a cleaning fee before move-in, you will be responsible for completing a thorough cleaning. Failure to submit a receipt as proof of professional cleaning will lead to a $250 minimum cleaning charge. Our Cleaning Reference Guide can be found here.

Move-out Condition Report

Complete the move-out condition report and note any issues. This must be completed, signed and submitted through your Tenant Portal within 5 days after you move out.

Keys

Return all keys given to you according to your lease. This may include all door keys, mailbox keys, garage door opener, storage room keys, community and pool keys. Missing keys will be charged at a rate of $50 each plus the cost of changing the locks.

Utilities

All utilities must be on at the time of your move-out inspection for our staff to accurately complete the move-out inspection. If any utilities are off at the time of your move-out inspection, you will be charged $50 plus the cost of turning on the utilities.

Security Deposit

To avoid deductions from your deposit, you must:

  • Ensure you leave the home in the same condition as when you moved in. If you painted any walls, you must paint them back to original color.
  • You must provide proof that all utility bills are paid in full within 5 days after moving out or any outstanding utilities will be deducted from your security deposit.
  • Have no outstanding repairs or cleaning required prior to a new tenant moving in.

We have 14 days after you return possession of the rental home to us, to disburse your Security Deposit. Remember, the Security Deposit cannot be used for last month’s rent. Using the Security Deposit to pay the last month’s rent will result in filing for eviction and additional fees.

Due to utility companies charging unpaid bills to the owner, we require that all tenants provide proof of all utilities paid in full within 5days after the move out date. Failure to provide any proof may result in forfeiture of Security Deposit.

Frequently Asked Questions

What do I need to do before moving in?

Before move-in you must sign your lease, turn on the utilities you are responsible for in your name, log in to the Tenant Portal, and pay your total move-in costs, including rent, deposits, and move-in fees. You may then request your keys on or after the move-in date on your lease.

Can I access the property before my move-in date?

No. Keys are provided on or after the move-in date listed on your lease. Access to the property before the move-in date is not allowed.

When is the move-in condition report due?
