To schedule a showing at one of our properties, go to the Rental Search page and click on “Schedule a showing” next to the property you’re interested in and following steps to setup the viewing.

Yes, all properties require a written lease to be signed electronically. Most of our properties require a 12-month lease.

In most cases the security deposit is equal to one month’s rent but is fully refundable. Payment of additional security deposit up to 1.5x the monthly rent may be paid under circumstances to offset risk factors presented in an applicant rental, employment, or credit history.

Your rent is due on the first day of every month. We offer a variety of payment options.

• Pay online. Login to the Tenant Portal. There you view your account balance and pay your outstanding balance with a checking account, savings account, or credit card. You can also setup auto-pay.
• Pay with cash through PayNearMe at over 40,000 participating retail locations.

Please note that in-person payment options aren't accepted due to security reasons.

Rent increases will not happen during the lease term but may happen after the lease term expiration. The amount of rent is ultimately determined by the property owner and is based on market conditions.

Send us an email letting us know the reason why and when you will pay the rent. Failing to contact could lead to an eviction.

Tenants that are on the Resident Benefit Package are allowed a one-time late fee waiver of up to $100 during the term of their lease. Tenants not on the Resident Benefit Package are not eligible to have late fees waived.

Anyone not listed on the lease over the age of 18 will need to complete a rental application, pay the application fee, and go through out tenant screening process and be approved prior to moving in. Skipping any of these steps violates the lease and could lead to an eviction.

Emergencies threaten human lives and/or cause property damage. For example, a burst pipe that’s flooding the property, a suspected gas leak, a loss of power or water and open flames or heavy smoke. In addition, we also consider emergencies to be when a HVAC is not able to maintain above 50F in cold weather or below 90F in hot weather and a clogged toilet in an apartment when there is only one bathroom.

With written permission, we will change or install new locks using an approved vendor. You will be responsible for the cost of changing the locks and providing 4 copies of the keys to us.

For non-emergencies, we provide a 2-day notice and may enter when you’re not there or get your consent to enter if before 2 days. For repair requests, you’re responsible for meeting managers, vendors and staff during normal business hours or can elect to release a key or provide access while not home. For emergencies, we may enter your property without prior consent.

Yes, all tenants need to have renter’s insurance before moving in and have the option of purchasing a policy through our insurance partner or purchasing a pre-paid policy for the term of the lease from another insurance carrier.
